DUPLEX

This is not your run of the mill Duplex, this impressive absolute waterfront property demanded a unique and thought out design to satisfy the clients brief.


The Clients brief was to demolish the existing fibro shack and construct a Luxury Duplex on this steep sloping, but gorgeous site located in the lakeside suburb of Nords Wharf, situated in Lake Macquarie LGA. The building is constructed of solid concrete and brick exterior finishes. Elegant Heritage sandstone is coupled with a modern fibre cement cladding finishing the look of this 4 storey duplex. The site is an impressive 746.5m2 in area and the Duplex design included a heated swimming pool and a boat shed for use of the occupants of the larger dwelling (on the first and second floor).

Dwelling One

The first dwelling is an exceptional apartment encompassing the two upper storeys.

This 3 bedroom premium apartment comprises of an impressive living space of 324.67m2 and is an open plan style. The kitchen includes a stylish modern kitchen, with luxuries inclusions of a fireplace and hydronic underfloor heating by Urban Energy. The apartment required a lift to ensure accessibility for all the family and practicality. The apartment includes a double garage, laundry and two generous deck areas with stunning water views. The fully covered upper deck is a large size to ensure plenty of room to entertain and soak up the extraordinary view. The lower level also captures stunning water views out from opening from glass lounge room doors. Due to the rise in storeys a lift was a must as the owner required accessibility for their family. The pool and boat shed are reserved exclusively for this first dwelling which makes this the ultimate waterfront apartment.

Dwelling Two

This dwelling is smaller of the two but still is an impressive 256.82m2 in area and consists of 4 bedrooms and the ground floor benefiting from a veranda and stunning water views. The open plan living apartment resides over the basement and ground floors with bedrooms split over these levels. This dwelling has access to its own private courtyard areas and of course include sits own garage and laundry.
 

Unique project Challenges
This project overcome some unique challenges with the lower levels excavated into the hillside, with the lower levels, pool and boat shed built into solid rock. Moreover, the successful setup of constant draining of water with bottom level due to level being below table water level and constructing a pool where the bottom of the pool would be a metre below sea level, which was successfully achieved.
